This lovely rural barn conversion is perfectly located in a beautiful valley with its own lake and use of the indoor swimming pool, close to all Carmarthenshire has to offer.

Located on a working farm, in a beautiful Welsh valley, is this cosy stone cottage, with its access to an indoor heated swimming pool. The cottage itself also has its own gardens and lake. Perfectly located to explore West Wales, this cottage that sleeps 4 people, is best suited to a small family or a couple.

This well positioned property offers a modern kitchen open plan to a living room with an imitation log burner, two leather effect sofas, a Smart TV and DVD player. There is a small selection of board games, books and DVD's available for the perfect chill out time, and family getaways. The French doors open to the outside area facing the lake. Back inside there is a dining table with seating for 4, and a high chair available upon request. The modern open plan kitchen has ample amenities for your stay, including a full size fridge freezer, an oven and 4 ring ceramic hob, microwave oven and washer/drier.

There is a lovely ground floor double bedroom with ample storage with the added bonus of lake views. Up a relatively steep staircase leading to the loft room, you will find a further space with two single beds. This area has original beams and limited headroom in some areas (see access statement).

The modern downstairs bathroom boasts a jacuzzi bath, perfect to unwind after a long day exploring the area. There is shower over the P shaped bath.

The lovely landscaped gardens have a variety of usable areas, private from the farm itself with fully fenced boundary There is a small patio area surrounding the house, and lawned areas with seating to enjoy dining al fresco, or a family BBQ on a summer evening, overlooking the lake. Children should be supervised at all times due to the open water.

Up the steps back through the gate, past the car park up in the farm area, you will find the large indoor pool area! The heated indoor pool and sauna is a rare treat for guests looking for a holiday home in this area. Pool towels are provided.

Other things to note:

- The farm prides itself on trying to reduce carbon footprint. They have successfully installed solar panels to generate electricity to operate the farm and also have a ground source heating system which provides heating for The Boathouse and for the swimming pool.
- Pet fee per stay - Payable during the pre-check in process : £25 per dog
- There is a travel cot bed and highchair available upon request
- There is no fishing on site

There are steps with no hand rail down to this cottage from the car parking area - not suitable for people with limited mobility.

St Clears is a charming town with a good choice of coffee shops, a handful of pubs and restaurants.

It is a small town perfectly located to explore Carmarthenshire and Pembrokeshire. It is 4 miles to Laugharne and 9 miles to Carmarthen.

Laugharne is a small town sitting on the estuary of the Taf River and offers stunning estuary walks, including the infamous Dylan Thomas Birthday Walk. There are also plenty of woodland walks and the Pembrokeshire Coastal Path starts nearby and there is easy access to the Brecon Beacons.

Carmarthen, Wales oldest town, is a market town with a large variety of independent shops and plenty of lovely eateries. One of Carmarthen’s most famous early residents was Merlin the Magician. The Welsh name for the town, “Caerfyrddin”, means Merlin’s Fort and many believe the town was named after King Arthurs wizard.

There are also a good choice of outdoor activities available in the area, ranging from horse riding, coasteering, to a variety of water sports, abseiling, orienteering, caving and gorge walking.

There are many beautiful rugged beaches in Carmarthenshire and Pembrokeshire, along with the more popular coastal resorts of Pendine, Saundersfoot and Tenby.

There is an abundance of interesting attractions locally, including Castles, historic houses and National Botanical Gardens to name a few.

If you are a "foodie" then there is a fantastic choice of restaurants within a 20 - 30 minute's drive ranging from Coast in Coppet Hall to Y Polyn, just 5 minutes from Carmarthen.

Unspoilt countryside, total privacy. Great to have a pool, jacuzzi bath and say to hello to the cows every morning whilst looking over the lake. We visited with our 8 month old and our 2 dogs. We all loved it. Even got a massage treatment at the property. Thank you!

Absolutely beautiful setting for us. Felt quite and out the way but still close enough to grab groceries. We had a car so we was happy to drive to the top beaches in wales each day from here was around 50 minutes really happy with our pick with this one Highly recommended

Great place to stay and would very highly recommend it - lots of little touches to make you feel at home and welcome you in. Very very quiet and peaceful. Lovely to take time out and a great place to explore Carmarthenshire. Remember this is a working farm so cattle wandering down the track behind the cottage is a lovely sight to see, maybe not so nice on the nose occasionally but it really didnt bother us.

Large, clean and private indoor heated pool plus sauna. Very tranquil location overseeing the lake. There are not other guests as there is only one property for holiday makers so it is very private feeling just like a second home. There are everything needed in the house.
Occasional flies in the house and farm smell outside 😄 but no smell in the house.

the perfect half term holiday break for me, my wife, our 13 year old and dog. Matt, the host, couldn't have been more responsive, or helpful. The property itself was idyllic, matched only by the breathtaking countryside. Scenic beach walks less than half an hour's drive away. A swimming pool and sauna less than half a minute's stroll away. We are now back in London and already want to return....

Really enjoyed staying at tranquil house by the lake. Very cosy and well maintained, it was a great place to unwind for few days. didn't use the pool but having the sauna available during the winter was nice. Communication from Jess was great and spoke to the owner on site who was very friendly also. The Boathouse would be even better in the summer to be able to sit out and watch ducks swim around.

We had a lovely stay at the boathouse, it was clean and tidy. The pool was about a 1 minute walk from the cottage, it was lovely to have the pool to ourselves. The cottage is well away from the farm house, so it’s very private. Would definitely recommend.

We loved our stay at the Boathouse, which was set in a quiet and beautiful location and within easy reach of most major attractions that we wanted to see (less than 30-45 mins away for pretty much everything). We had the pool to ourselves every time we used it, and it was great to be able to access it basically any time we wanted to. We had one minor issue with the water pressure one day but the hosts were great and fixed it in short order, so no complaints from us. We would definitely stay again next time we go to South Wales - rare find indeed.
